Service Manager – Voids Service

Brief Job Overview

 
We are seeking an experienced and results-driven Service Manager to join the Voids Service at Southwark Council on a 3-month locum contract. In this role, you will oversee the delivery of void property works, ensuring efficiency, quality, and compliance across a range of housing projects. You will manage both internal operatives and external contractors, ensuring all works are completed safely, on budget, and within agreed timeframes.

Key Responsibilities

• Manage and coordinate void property works across designated geographical areas, ensuring timely completion and adherence to quality standards.
• Lead, supervise, and support internal teams and external contractors to deliver effective and efficient maintenance and repair services.
• Oversee the management of budgets, ensuring all works are delivered within financial constraints and aligned with council objectives.
• Monitor contractor performance, ensuring compliance with contractual obligations, health and safety regulations, and service level agreements.
• Conduct site inspections and ensure that all works meet statutory and safety requirements.
• Develop and maintain strong working relationships with contractors, suppliers, and internal stakeholders.
• Prepare reports, analyse performance data, and contribute to service improvement initiatives.
• Ensure high standards of customer service and communication throughout all stages of void property management.

About You

 
You are a proactive and organised service manager with a proven background in property maintenance, housing, or construction management. You bring strong leadership and budget management skills and have experience managing both internal operatives and external contractors. You’re a confident communicator, able to balance competing demands while ensuring safe, cost-effective, and timely delivery of works.

Requirements

• Significant experience managing voids, repairs, or maintenance services within a local authority or housing organisation.
• Proven track record in managing both external contractors and internal operational teams.
• Strong understanding of health and safety, compliance, and building regulations.
• Experience in managing budgets, analysing performance, and delivering services to agreed timescales and standards.
• Excellent communication, organisational, and problem-solving skills.
• Ability to work collaboratively across departments and with external partners.
